Each service is carried out to a professional standard by our trained team using the appropriate equipment and products for the job.
Yes. We arrive fully equipped with all professional-grade cleaning products, tools, and machinery required for every service. You do not need to supply anything.
Yes. We use commercial-grade products appropriate for each surface and situation. These are more effective than standard retail products and are selected to clean thoroughly while being safe for use in residential and commercial environments. If you have specific product requirements or sensitivities, please let us know at the time of booking.
Yes, within reason. We are happy to prioritise certain areas, skip specific rooms, or adjust the scope of the service to suit your requirements. Just let us know in advance and we will confirm what is possible. Major changes on the day of the clean may not always be achievable.
Yes. Our professional products and equipment are specifically designed to deal with grease, limescale, mould, carbon buildup, and other heavy soiling. In most cases we achieve excellent results. However, some staining or damage that has been present for a long time may be permanent and cannot be fully removed by cleaning alone.
We move lightweight furniture where needed and safe to do so. We do not move heavy furniture, large appliances, or items that could cause injury or damage. If you need specific areas cleaned behind or beneath heavy items, please arrange for them to be moved before we arrive.
For most services, no. For end of tenancy cleans, it helps if your belongings have been removed beforehand. If there is anything specific we should know about — access, parking, pets, fragile items — please let us know when booking.
Timings depend on the size and condition of the property. An end of tenancy clean for a 1-bedroom flat typically takes 3–5 hours. Deep cleans and carpet cleans vary by square footage and level of soiling. We always provide a realistic time estimate before starting.
Yes. We offer flexible scheduling including weekends. Availability varies, so we recommend contacting us in advance to confirm your preferred date.

We guarantee professional effort and the correct application of appropriate products on every surface. However, results on certain surfaces depend on their condition, age, and existing damage. Stains that are deeply ingrained, chemically set, or caused by physical damage may not be fully removable. We will always tell you honestly what to expect before we start.
Yes. We offer regular housekeeping and commercial cleaning on a scheduled basis — weekly, fortnightly, or as required. Contact us to discuss a plan that works for your property.
Yes. We are available by phone and WhatsApp if you have any questions or concerns following the service. Any issues raised within 24 hours will be dealt with promptly.
End of Tenancy
No. No cleaning company can legally or honestly guarantee a deposit return. Deposit decisions are made solely by landlords, letting agents, and inventory clerks — all of whom are entirely outside our control. What we guarantee is a thorough, agency-standard professional clean. We follow checklists, work to a high standard, and offer a return visit if anything specific is raised within 24 hours.
We clean to a professional standard that meets the expectations of the majority of agents and landlords. However, acceptance ultimately depends on the individual inspector's judgment, the state of the property before we arrived, and factors unrelated to cleaning such as damage, wear and tear, or pre-existing issues. We cannot control third-party decisions.
Yes. If specific cleaning-related concerns are raised in writing within 24 hours of the inspection, we will return to address those areas at no additional charge. The complaint must clearly identify what was missed and be submitted promptly. We do not offer unlimited re-cleans or accept responsibility for issues unrelated to the clean itself.
Carpet cleaning can be included as part of an end of tenancy package or booked as a separate service. Please confirm at the time of booking whether you require carpets to be cleaned, so we can bring the appropriate equipment and factor this into the quote.
We are experienced in cleaning properties in all conditions, including severe neglect. However, if a property is significantly worse than described at the time of booking, additional time and cost may be required. We will always discuss this with you before proceeding. Some damage — such as broken fixtures, permanent staining, or structural issues — cannot be resolved through cleaning alone.
Yes. Where a checklist is provided, we work through it in full. We also clean to our own professional standard regardless of whether a checklist is supplied.
Contact us in writing within 24 hours of the inspection with the specific areas raised by the agent. We will return to address those points at no additional charge. Complaints raised after 24 hours may not qualify for a free return visit.
It covers all rooms, kitchen appliances (oven, fridge, microwave), cupboard interiors, bathrooms, skirting boards, windows (inside), light switches, door frames, and carpets where included in the booking. We leave the property in move-in ready condition.
No. Most end of tenancy cleans take place after the tenant has already moved out. As long as access is arranged in advance, we can complete the full service without you being present.

We recommend booking as early as possible, especially for end of tenancy cleans with fixed deadlines. We do accommodate last-minute bookings where availability allows, so it is always worth getting in touch.
We typically price by the job, so you know exactly what you are paying upfront. There are no hidden charges unless unforeseen circumstances arise — and in those cases we will always speak to you before proceeding.
Yes. All quotes are completely free and carry no obligation. Contact us with the details of the property and the service required and we will provide a clear, honest price.
The agreed price is fixed unless the scope of the job changes significantly from what was described at the time of booking. If we arrive and find the property is in a substantially different condition — for example, heavily soiled beyond what was communicated — we may need to adjust the price or the service scope. We will always discuss this with you openly before making any changes.
In most cases we can provide accurate quotes based on the information you give us over the phone or WhatsApp. For larger or more complex jobs, we may arrange a brief on-site assessment before confirming the price.
We do have a minimum job value to ensure it is viable for us to send a professional team. This will be communicated clearly when you enquire. Very small or single-task requests may not always be feasible depending on location and availability.

Payments
Payment is due on the day the service is completed, unless otherwise agreed in advance. For larger jobs, a deposit may be required at the time of booking to secure the date.
We accept bank transfer, cash, and card payments. We do not operate an online payment system or take card payments through a website. All payment details will be confirmed directly at the time of booking.
This depends on the size and nature of the job. For smaller bookings it is generally not required. For larger or more complex jobs, a deposit may be requested. We will always make this clear when confirming your booking.
Payment is expected on the day of completion as agreed. If payment is withheld without a legitimate reason, we reserve the right to pursue the outstanding amount through formal channels. We operate transparently and expect the same in return. All pricing is agreed in advance, so disputes about cost after the job is done are not appropriate unless a genuine error occurred.
Yes. Written confirmation of the booking, and a receipt or payment confirmation, can be provided upon request. If you require documentation for landlord, agent, or accounting purposes, please let us know at the time of booking so we can prepare this for you.
Cancellations & Rescheduling
Cancellations made with less than 24 hours notice may be subject to a cancellation charge to cover committed staff time and costs. We are always reasonable — if something urgent has arisen, contact us as early as possible and we will do our best to find a solution.
Same-day cancellations are treated as short notice and may incur a charge, particularly if the team has already departed or resources have been allocated. We understand emergencies happen, but last-minute cancellations have a real impact on our scheduling and staff. Please contact us immediately if you need to cancel.
If the property is not accessible or ready when we arrive — for example, belongings have not been cleared, or access has not been arranged — we may not be able to carry out the full clean. Waiting time may be charged. If we are unable to start at all, a wasted journey fee may apply. Please ensure everything is in order before our arrival.
Yes, subject to availability. We ask for as much notice as possible. Rescheduling with adequate notice is generally accommodated without charge. Late rescheduling may be treated the same as a short-notice cancellation.
In the rare event we need to reschedule due to illness, an emergency, or circumstances beyond our control, we will contact you as early as possible and arrange the earliest suitable alternative. We take our commitments seriously and aim to give as much notice as we can.
Access & Property
The client is responsible for ensuring we have clear, safe access to the property at the agreed time. This includes arranging keys, access codes, parking, and any building entry procedures. If access cannot be gained when we arrive, a wasted journey fee may apply.
Yes. Key holding and access code arrangements are handled securely and responsibly. Keys are returned or stored exactly as agreed, and access details are never shared outside the team. If you have concerns about access arrangements, please discuss them with us at the time of booking.
If we arrive and the property is in a significantly different condition than described — for example, heavily infested, structurally unsafe, or presenting undisclosed hazards — we reserve the right to refuse to start the job or to renegotiate the scope and price. Our team's safety is a priority and we will not carry out work in conditions that were not agreed upon in advance.
Please inform us of any parking restrictions before the day of the clean. We will plan around them where possible. Any unavoidable parking charges incurred during the job may be added to the final invoice.
Trust & Safety
Yes. Q&S Solution holds full public liability insurance. This protects your property in the event of an accident and gives you complete peace of mind on every job. Details are available upon request.
Yes. All staff are carefully selected, trained, and expected to meet our professional standards on every job. We take pride in the people we send into our clients' properties and hold everyone on our team accountable to a high standard of conduct and quality.
If damage occurs as a direct result of our work, we will take responsibility and address it through our insurance where applicable. You must report any damage in writing within 24 hours of the service being completed. We cannot accept liability for damage reported after this period, or for pre-existing damage that was not documented before we started.
No. General wear and tear — such as faded surfaces, worn carpet fibres, aged grout, or scuffed paintwork — is not caused by cleaning and is not our responsibility. We clean to a high standard, but we do not repair, restore, or replace items affected by age or normal use.
Yes. If conditions at the property present a genuine health or safety risk that was not disclosed at the time of booking, we reserve the right to refuse to start or to stop work until the situation is resolved. This applies to severe infestations, structural hazards, undisclosed biohazards, or any other condition that could put our team at risk.
Yes. We treat every property with the same care we would give our own. Any issues or concerns noticed during a job are reported to you immediately. Our team is trained to work carefully around fragile items, fixtures, and furnishings.
Please let us know in advance. We will plan around it where possible. Any unavoidable parking charges incurred during the job may be added to the final invoice.
After Builders Cleaning
Our after builders cleaning service removes all construction dust, debris, paint splatter, adhesive residue, and post-build grime from the entire property. We clean all surfaces, floors, windows, skirting boards, fixtures, and fittings, leaving the property clean, presentable, and ready for use or handover. This is a comprehensive service that goes well beyond a standard clean to deal specifically with the mess left by building work.
Yes. Fine construction dust is one of the most challenging aspects of a post-build clean. It settles on every surface including ceilings, light fittings, inside cupboards, and behind radiators. We use professional methods and equipment to remove it thoroughly from all surfaces, including hard-to-reach areas that are commonly overlooked.
Yes. We clean all newly installed units, worktops, tiles, sanitary ware, and fixtures carefully and professionally. We use appropriate products for each surface to ensure they are left spotless without causing any scratching, discolouration, or damage to the finish. New installations are treated with the same care we would give to any premium surface.
Yes. Paint splatter, excess silicone, adhesive marks, and similar construction residue are addressed as part of the after builders clean. The level of removal depends on the surface type and how recently the material was applied. We use appropriate products and techniques to remove these as thoroughly as possible without damaging the underlying surface.
No. After builders cleaning is a more intensive and specialised service specifically designed to handle the conditions left by construction or renovation work. It involves removing dust, debris, and residues that would not be present in a standard property and requires different equipment and products. A deep clean is suited to a lived-in or neglected property, while an after builders clean is for post-construction conditions.
The duration depends on the size and condition of the property, and the extent of the building work carried out. A small flat with light building work may take half a day. A full renovation of a larger property could require a full day or more. We will provide a realistic time estimate after discussing the property and the scope of work with you.
Yes. We are a cleaning service and do not remove builders waste, skips, tools, or materials. The property should be clear of any active building work and large debris before we begin. If there are specific items you need dealt with, please discuss this with us when booking and we will advise what we can and cannot assist with.
Deep Cleaning
A deep clean covers every area of the property in detail, including kitchens, bathrooms, living spaces, and all surfaces that accumulate grime over time. This includes cleaning behind and underneath appliances, inside cupboards, oven interiors, extractor fans, skirting boards, door frames, light switches, and any areas that are typically missed in a regular clean. The goal is to bring the property back to a thoroughly clean baseline.
Deep cleaning is ideal for properties that have not been cleaned regularly or thoroughly for an extended period. It is also suited to properties being prepared before a new tenancy, ahead of a sale or valuation, prior to a major event, or when starting a regular cleaning schedule and needing a proper reset. It is particularly useful for kitchens and bathrooms that have accumulated heavy buildup.
Yes, where accessible. Oven interiors are a standard part of most deep cleans and are treated with specialist degreasers to remove carbon buildup and grease. Fridge interiors, microwave interiors, and cupboard interiors can also be included where requested. Please confirm at the time of booking which appliances you would like included so we can plan the time and products accordingly.
Timings vary depending on the size of the property and how much buildup has accumulated. A heavily used kitchen alone can take several hours to clean properly. A full property deep clean for a 2-bedroom flat may take a full day. We will always give you an honest time estimate before starting, and we do not cut corners to finish faster.
A regular clean maintains an already clean property — it covers the obvious surfaces, vacuums, mops, and wipes down the visible areas. A deep clean goes significantly further: it addresses buildup, residue, grease, limescale, mould, and areas that are never covered in a routine visit. It takes considerably more time, product, and effort, and is designed to restore rather than just maintain.
Commercial Cleaning
Yes. We provide ongoing cleaning services tailored to offices, retail spaces, and other commercial properties. We work with you to establish a schedule — daily, weekly, or as required — and ensure the space is consistently maintained to the standard your business needs. Contracts are discussed directly and agreed on terms that work for both parties.
Yes. We understand that having cleaners on site during working hours can disrupt operations. We can schedule cleaning in the early morning, late evening, or at weekends to ensure your premises are clean and ready without impacting your team or your clients.
Yes. All equipment and professional cleaning materials are included as standard unless specifically agreed otherwise. You do not need to supply anything. For large or ongoing commercial contracts, we will discuss what is required at the setup stage.
Yes. We have the capacity to scale our team and equipment to handle larger commercial spaces. Whether it is a single office floor or a multi-room commercial premises, we will assess the requirements and provide an appropriate team and plan. Carpet Cleaning
We treat all stains professionally using appropriate stain removal products and extraction methods. The majority of stains respond well to professional treatment. However, some stains — particularly those that are old, chemically set, or caused by substances that have permanently altered the carpet fibres — may not be fully removable. We will always give you an honest assessment before starting rather than overpromising on the result.
The time required depends on the size of the area to be cleaned and the condition of the carpets. A single room may take 20–40 minutes. A full property with multiple rooms and heavily soiled carpets will take considerably longer. We will confirm an estimated time when booking based on the areas involved.
Drying times typically range from 2–6 hours depending on the method used, the thickness of the carpet, the level of humidity, and the ventilation in the property. Opening windows and ensuring good airflow will speed up drying significantly. In cooler or more humid conditions, drying may take longer. We will advise you on this after the clean is completed.
We use methods and products appropriate to the carpet type being cleaned. Before starting, we assess the carpet to ensure the approach used will not cause shrinkage, colour bleeding, or damage to the fibres. If a carpet has any known sensitivities or manufacturer care requirements, please let us know in advance and we will take this into account.

Housekeeping
Regular housekeeping covers all living areas, kitchens, bathrooms, bedrooms, and hallways. This includes vacuuming, mopping hard floors, wiping down surfaces, cleaning kitchen appliances externally, sanitising bathrooms, emptying bins, and maintaining general cleanliness throughout. The scope can be adjusted to your specific requirements — if there are areas you always want prioritised or areas you prefer left, just let us know.
Yes. We offer flexible schedules based on your needs — weekly, fortnightly, or at another agreed frequency. We will set up a regular arrangement that fits around your routine. If your schedule changes from time to time, we are happy to accommodate adjustments where notice is given.
Where possible, yes. Consistency matters to us and to our clients. We aim to assign the same cleaner or team to your property for every visit so that they become familiar with your preferences and your home. In cases of absence or scheduling changes, we will always inform you in advance if a different team member will be attending.
Not necessarily. Many of our regular housekeeping clients prefer to leave access arrangements in place and return to a clean home. Access can be arranged securely in advance — by key, code, or another agreed method. If you prefer to be present, that is equally fine. Whatever arrangement works best for you is what we will work with.
That is fine in most cases. If you need something additional done — such as inside cupboards, oven cleaning, or windows — let us know in advance so we can allow the time. Additional tasks requested on the day may not always be possible if the schedule is tight, so advance notice is always appreciated.
Jet Washing
We clean driveways, patios, decking, pathways, external walls, fencing, and other outdoor hard surfaces. Jet washing is highly effective on concrete, block paving, stone, and similar materials. If you are unsure whether a particular surface is suitable, let us know and we will advise before carrying out any work.
Yes. Jet washing is one of the most effective methods for removing moss, algae, lichen, oil stains, and accumulated grime from outdoor surfaces. These can make driveways and patios slippery and unsightly over time. Professional jet washing restores the appearance of the surface and reduces the risk of slipping. For particularly stubborn growth, a pre-treatment may be applied.
Not when done correctly. We use appropriate pressure levels for each surface type to clean effectively without causing damage. Excessive pressure on older or softer surfaces can cause problems, which is why professional assessment before starting is important. We will check the condition of the surface before beginning and adjust our approach accordingly.
Jet washing can generally be carried out in most weather conditions except during frost or freezing temperatures, which can cause water to ice on the surface and create a hazard. We will confirm conditions are suitable on the day and reschedule if necessary.
Custom Cleaning
Yes. Not every property or situation fits neatly into a standard service category. If you have a specific requirement — whether it is a one-off clean of a particular area, a combination of services, a property with unusual circumstances, or a job that does not match any of our standard offerings — contact us and we will discuss what is possible. We are flexible and experienced enough to tailor our approach to most situations.
Pricing for custom work is based on the scope of the job, the time required, the number of staff needed, the products and equipment involved, and the condition of the property. We will discuss all of this with you before providing a quote. There are no hidden charges — the price agreed is the price you pay unless the scope changes significantly from what was described.
Yes. For very large properties or complex cleaning situations, we can agree a phased approach where different areas or services are tackled across multiple visits. This can be more practical and cost-effective depending on the circumstances. Discuss your requirements with us and we will work out the most sensible plan.
Biohazard & Confidentiality
No. This is strictly prohibited. No phones are permitted on site and no photos, videos, or recordings are taken at any point during a biohazard clean. This policy applies to every member of our team without exception and is non-negotiable.
No photography or recordings are made at any stage. Any internal documentation that may be kept for operational purposes contains no identifiable details about the client, the address, or the nature of the scene. We operate on a strict need-to-know basis.
Yes. Staff assigned to biohazard jobs are specifically selected and trained to handle these situations safely, professionally, and with the appropriate equipment and personal protective gear. They are prepared for the physical and emotional demands of this work and operate under direct supervision throughout.
No. We never disclose the nature of our work to neighbours, building staff, or any third party. We operate discreetly, arrive and depart professionally, and do not discuss any aspect of the job with anyone outside the immediate client contact.
Yes. All biohazard work is handled with total discretion. We do not discuss, share, or disclose any details of the job — not the address, not the client, not the nature of the scene. Confidentiality is absolute and applies to every member of our team.
All enquiries and communication for biohazard cleans are handled directly through our supervisor only. This ensures a consistent, professional, and fully confidential process from the first contact through to completion.
Yes. We follow strict professional decontamination protocols to fully sanitise and make safe the affected area. The property is only cleared for re-entry once we are satisfied it meets the required safety standard. We will communicate clearly when re-entry is appropriate.
